Northeastern Pennsylvania winters can be tough on flat roofs. Snow, freezing temperatures, ice, wind and repeated freeze-thaw cycles can put significant stress on a commercial or residential flat roofing system. Preparing your flat roof before winter arrives can help prevent leaks, membrane damage and expensive emergency repairs.
At The Flat Roof Guys, we recommend having your flat roof inspected before the first major snowfall. A small problem that is easy to repair in the fall can become a much bigger issue once snow and ice cover the roof.
Inspect the EPDM Membrane
If your flat roof has an EPDM rubber membrane, the first step is checking its overall condition. Look for punctures, cuts, open seams, blisters, loose sections and areas where the membrane may be pulling away from flashing or other roof components.
EPDM is a durable roofing material, but winter weather can expose weaknesses that were already present. Repairs are generally easier and safer to complete before snow and ice arrive.
Check Roof Drains and Scuppers
Proper drainage is especially important on a flat roof during winter. Leaves, dirt and other debris can block drains and scuppers, preventing melting snow and ice from leaving the roof.
A clogged drainage system can allow water to sit on the membrane. When temperatures drop again, that water can freeze and expand. Repeated freezing and thawing can create additional stress on the roofing system.
Make sure drains, scuppers and other drainage points are clear before winter.
Examine Flashing and Roof Edges
Flashing around walls, curbs, vents, HVAC equipment and other penetrations should also be inspected. Loose or damaged flashing can allow water to enter areas beneath the membrane.
Pay close attention to roof edges as well. Edge metal and termination points need to remain secure because winter winds can put additional pressure on these areas.
Remove Debris Before Snow Arrives
Leaves, branches and other debris should not be left sitting on a flat roof throughout the winter. Organic debris can hold moisture against the membrane and interfere with drainage.
Cleaning the roof before winter also makes it easier to identify small problems that might otherwise be hidden beneath debris.
Don’t Wait for a Winter Emergency
One of the biggest mistakes property owners make is waiting until a roof leaks to have it inspected. Once heavy snow and ice arrive in NEPA, accessing and repairing a flat roof can become more difficult.
A professional fall inspection gives you an opportunity to address minor issues before winter weather makes them worse.
If you own a home or commercial building in Northeastern Pennsylvania, The Flat Roof Guys can inspect your flat roofing system and identify potential winter problems before they become costly repairs.
