Many commercial property owners assume weather is the biggest threat to their flat roof. While rain, snow, and UV exposure certainly take a toll, wildlife can also cause surprising damage to an EPDM rubber roof. Birds, squirrels, raccoons, and other animals often view commercial rooftops as safe places to perch, travel, or build nests. Over time, their activity can create small problems that eventually turn into costly roof leaks.
At The Flat Roof Guys, we’ve repaired many commercial flat roofs throughout Northeastern Pennsylvania where wildlife played a role in membrane damage. Knowing what to look for can help you catch issues before they affect your building.
Birds Can Damage Roof Seams
Birds are common visitors to commercial rooftops, especially those with HVAC equipment or nearby trees. While birds don’t typically destroy a roof overnight, they can repeatedly peck at lap seams, roof accessories, or sealants while searching for food or nesting material.
If a seam begins to separate, even slightly, water can work beneath the EPDM membrane during heavy rain. Because flat roofs drain differently than pitched roofs, even a small opening can eventually allow moisture into the insulation and roof deck.
Squirrels May Chew Roofing Components
Squirrels have strong teeth that never stop growing, causing them to chew a variety of materials. On commercial roofs, they may damage pipe boots, vent covers, sealants, or other rubber components. While EPDM membranes themselves are fairly durable, accessories attached to the roof can become vulnerable if wildlife begins chewing nearby materials.
These damaged areas often go unnoticed until leaks appear inside the building.
Raccoons Can Disturb Flashing
Raccoons are surprisingly strong and curious animals. They frequently explore rooftops at night while searching for food or shelter. In some cases, they can loosen edge flashing, disturb termination bars, or displace sealants around penetrations.
Once flashing is compromised, wind-driven rain can find its way beneath the membrane, leading to water intrusion and hidden structural damage.
Nesting Debris Can Block Roof Drains
One of the most common wildlife-related roofing problems involves nests and debris. Birds often build nests near roof drains, scuppers, or gutters. Leaves, twigs, feathers, and other materials can quickly restrict drainage.
When drains become blocked, water begins to pond on the roof surface. Standing water places additional stress on the roofing system and increases the likelihood of leaks, especially around seams and penetrations.
Prevention Is Easier Than Repairs
Fortunately, wildlife damage is often preventable. Regular roof inspections allow small issues to be identified before they become expensive repairs. Keeping nearby trees trimmed, removing rooftop debris, checking drains, and inspecting flashing and roof penetrations all help reduce the risk of wildlife-related problems.
Commercial buildings throughout Northeastern Pennsylvania experience changing seasons that encourage wildlife activity year-round. Routine maintenance is one of the best ways to protect your investment and extend the life of your EPDM rubber roof.
