What Is Roof Flashing?
Roof flashing is one of the most important components of a flat roof system. For homes and commercial buildings across Northeast Pennsylvania (NEPA), proper flashing helps prevent water intrusion and costly damage. Because flat roofs handle water differently than sloped roofs, flashing plays an even bigger role in keeping everything watertight.
Roof flashing is a thin piece of metal—typically aluminum, galvanized steel, or copper—installed in areas where the roof meets walls, vents, HVAC units, skylights, drains, and other penetrations. Its purpose is to seal and protect these vulnerable areas where water could otherwise seep into the building.
On flat roofs, flashing is commonly installed along parapet walls, around roof penetrations, and along edges. These areas experience constant exposure to rain, snow, and ice, making proper flashing installation critical.
How Flashing Works on Flat Roofs
Unlike pitched roofs that shed water quickly, flat roofs allow water to drain more slowly through roof drains or scuppers. Because water can sit on the surface longer, flashing must create a tight waterproof seal around every edge and penetration.
In most flat roofing systems used in NEPA—such as EPDM rubber roofs, TPO, or modified bitumen—the flashing is either mechanically fastened or heat-welded into the roofing membrane. This creates a continuous barrier that prevents water from working its way underneath the roofing material.
Common flashing areas on flat roofs include:
-
Parapet wall flashing where the roof meets exterior walls
-
Vent and pipe flashing to seal plumbing or exhaust pipes
-
HVAC curb flashing around rooftop units
-
Edge flashing along the perimeter of the roof
-
Drain flashing around internal roof drains
When installed correctly, flashing directs water toward the roof’s drainage system and prevents leaks.
Why Flashing Is Especially Important in NEPA
Buildings in Northeast Pennsylvania face challenging weather conditions year-round. Heavy rainfall, snow accumulation, and freeze-thaw cycles can put extra stress on flat roofing systems.
Over time, flashing can loosen, crack, or separate from the roofing membrane. When that happens, water can begin to seep into the building, leading to interior leaks, insulation damage, and mold growth.
Regular inspections are important for flat roofs in Wilkes-Barre, Scranton, and throughout NEPA to ensure flashing remains sealed and functioning properly.
Signs Your Flat Roof Flashing May Need Repair
Property owners should watch for warning signs such as:
-
Water stains on ceilings or walls
-
Ponding water near roof penetrations
-
Loose or lifting flashing around edges
-
Cracks in sealant or roofing membrane
-
Leaks during heavy rain
Addressing flashing issues early can prevent much larger and more expensive repairs down the road.
